Safe Harbors is Seeking a Restaurant Partner
Safe Harbors of the Hudson is seeking proposals from qualified restaurateurs who appreciate, understand and will enhance neighborhood culture with a healthy, reasonably-priced, fresh food cafe. Safe Harbors will work with the selected restaurateur to create their vision. Safe Harbors will contribute to certain build-out as well as offering an incentive rent structure, free local and long distance telephone service for the first year and 24/7 security.
The available space is approximately 1,500 square feet. The café is conveniently located on the ground floor with exposed brick, lots of natural light, direct access to the street and the potential for sidewalk seating. The adjoining Cornerstone Residence is home to 128 with a staff of 30, and though there is currently limited foot traffic on Broadway, there are an estimated 1,500 workers and 2,000 college students within 3 city blocks. Safe Harbors will also offer a trained workforce through our tenants in the Cornerstone Residence.
Safe Harbors of the Hudson is a unique non-profit organization whose mission is transforming lives and building communities through housing and the arts. As part of a major redevelopment project in the City of Newburgh, Safe Harbors transformed the infamous Hotel Newburgh into attractive, well designed supportive housing, is restoring the City’s only remaining historic theater and opened the Ann Street Gallery and the Ritz Theater Lobby, creating a cultural destination on lower Broadway.
Please submit letters of intent detailing a restaurant concept. Pending review, applicants will be asked to submit a formal proposal to include the following information: overall concept, business plan, financials, proposed menu, history of applicant’s business and key management biographies. TD Bank, through the TD Charitable Foundation, recently donated a total of $5,000 to Safe Harbors of the Hudson in Orange County, as part of the bank’s commitment to giving back to the community.
Safe Harbors of the Hudson is dedicated to transforming lives and building communities through housing and the arts in the City of Newburgh. Safe Harbors’ supportive housing project, The Cornerstone Residence, was established in 2002 inside the former Hotel Newburgh. This infamous, run-down welfare hotel was transformed into attractive, well-designed supportive housing. The Cornerstone, named the Supportive Housing Network of New York State’s “Residence of the Year” in 2007, consists of 128 apartments; 116 are supportive housing units and 12 are artist lofts. The apartments provide housing for a mixed tenancy of single adults, including the formerly homeless, veterans, those living with a mental health diagnosis and/or physical disability, artists and other adults who need safe, affordable housing. Safe Harbors will use the funds from the TD Charitable Foundation to support many successful and innovative educational programming, such as our GED Program, we provide at no cost for our tenants of The Cornerstone as well as our community.
